Whether you are buying your first home, selling a family property, or looking for a place on the lake, the agent you choose will have a big effect on how the whole experience goes. A good one saves you money, time, and stress. A poor fit can cost you all three.
Here is how to find a trustworthy agent in our part of Middle Tennessee.
Start with People You Trust
The best place to begin is with friends, family, neighbors, and coworkers who have bought or sold recently. Ask them who they worked with, what the agent did well, and whether anything went wrong.
In smaller communities like ours, reputation travels fast, and an agent who treats people well will usually have a long list of happy clients.
Your lender, a local title company, or a real estate attorney can also point you toward agents they see doing good work.
Look for Local Experience
A real estate market is very local. How a Tims Ford Lake home sells is different from how an in-town Tullahoma house sells, and different again from a piece of acreage in Grundy County.
Look for an agent who actually works the area you care about and can tell you about recent sales, how long homes are taking to sell, and what buyers are paying for.
If an agent cannot talk comfortably about your neighborhood or property type, keep looking.
Check Their Track Record and Credentials
Confirm that the agent is licensed, and see how long they have been in the business and how many homes they have sold in your area.
You can verify a Tennessee license through the state, and it takes only a few minutes.
Ask whether they work full time in real estate, and whether they have any special training or designations that match your needs, such as working with first-time buyers, land, or auctions.
Read Reviews and Look at Their Online Presence
Reviews on Google, Zillow, and Facebook tell you a lot about how an agent treats clients.
Read a mix of them, and pay attention to how the agent responds, especially to any complaints.
Then look at how they market homes. Good photography, clear descriptions, and a professional website show how your property would be presented.
Talk to More Than One Agent
You do not have to hire the first agent you meet.
Speaking with two or three lets you compare how each one communicates, how they would price or search, and whether you feel comfortable with them.
Pay attention to whether they listen to your goals or just talk about themselves.
Watch for Warning Signs
Be careful with an agent who promises an unrealistically high price just to win your listing, pressures you to sign right away, will not put their fees and terms in writing, or does not return calls and messages.
How an agent treats you before you hire them is usually how they will treat you afterward.
Choose Someone Whose Approach Fits Your Goals
Some people want a hands-on guide, and others want someone who handles things quietly in the background.
Some properties are best sold the traditional way, while others, such as estates, land, and unique properties, may do better at auction.
Look for someone who can explain which path makes sense for you and why, instead of using one approach for everyone.
Trust Your Instincts
You will be working closely with this person during one of the biggest financial decisions of your life.
Choose someone you feel comfortable asking questions, who is honest with you even when the news is not what you hoped for, and who treats you like a neighbor and not a transaction.
The Bottom Line
The right agent combines local knowledge, a solid track record, clear communication, and honest advice.
I have been working in real estate for more than 20 years across Coffee, Franklin, and Grundy Counties, and as a dual-licensed Realtor and auctioneer, I can help you look at both a traditional sale and an auction.
As a Dave Ramsey Trusted Pro, I believe you should always know what you are getting before you sign.
