What Buying A Home In Sewanee Actually Involves: The Leasehold, The Committee, And The Numbers Under The Median

Most closings in Franklin County follow a routine any buyer would recognize. You get a contract, order an inspection, line up a lender, and thirty to forty-five days later you sign a deed at a title company. The land is yours.

Sewanee does not work that way. Almost every home inside the historic Domain sits on a long-term ground lease held by the University of the South, and the University is a permanent party to your transaction. That single fact reshapes your timeline, your lender list, your closing costs, and even the color you can paint the trim.

The Thesis, Stated Plainly

The Sewanee premium you see on the portals is not only a Domain-lifestyle price. It is the price of a market where inventory is being permanently shrunk by employee-only resale rules, where the University must approve every buyer and consent to every mortgage, and where a routine loan closer four counties away can stall a contract because the deed of trust template is wrong. If you understand those mechanics before you write an offer, you will spend less time surprised and more time closing.

The Lease Committee Meets Once A Month, And Your Closing Date Follows Its Calendar

Every leasehold transfer on the Domain has to be approved by the University's Lease Committee. Per the University's own lease policies, that committee is made up of the provost and treasurer serving ex officio, two appointees of the vice-chancellor, two members elected by the Sewanee Community Council, and two elected by the joint faculties. It meets monthly, and once it approves a buyer, the lease office asks for at least four more weeks to prepare the transfer documents.

Do the arithmetic. If your contract is signed the day after a committee meeting, you are looking at roughly four weeks to the next agenda, then another four weeks for paperwork, plus lender time on top of that. A "45-day close" written into a standard TAR contract will not survive first contact with the Sewanee calendar. Every purchase agreement here should state that the transfer is contingent on University approval, and the closing date should be set with the committee's next meeting in mind, not the buyer's mortgage-lock deadline.

The 4% Number That Doesn't Show Up On Any Portal

The University charges a transfer fee on any change in leasehold ownership, whether the property changes hands by purchase, gift, or inheritance. The fee is currently 4% of the purchase price or the appraised fair market value, whichever applies, and the rate is subject to change at the University's discretion. Some current and retired University employees purchasing a primary residence are exempt.

Sewanee Village Ventures, the University's for-profit development arm, has been steadily adding housing to the Village since 2022. Five single-family homes were built and sold via lottery to University employees in July 2023, and four more were sold in 2025. A 48-unit apartment project at the corner of Highway 41A and Alabama Avenue is scheduled to break ground in spring 2026 and finish in summer 2027, with construction of a portion of the Heritage Trail included.

The lease policies published by the University govern more than the transfer itself. Once you are a leaseholder, the following changes to your property require Lease Committee approval before work begins:

  • New roofs, additions, and exterior material or paint color changes
  • Fences, sheds, and converting a garage to conditioned living space
  • Significant landscaping changes and any tree removal
  • New construction inside the downtown planning zone, which additionally has to conform to the Sewanee Village Pattern book

Structures must sit at least 35 feet from all lease boundaries. Garbage service is a mandatory subscription for every leaseholder, including absentee owners, though it can be suspended for absences of three months or longer if you notify the lease office in advance. None of these rules are hostile. They are the maintenance cost of a community that has kept its character for 150 years. But they do mean the "I'll just paint it later" conversation looks different here than it does in Tullahoma.
